T.J. Maxx is closing several locations across the U.S. in 2026, including two of its most recognizable stores in Boston and Silver Spring, Maryland. The closures have affected more than 170 workers, but they do not signal that the discount retailer is abandoning its brick-and-mortar strategy.
The Boston location at 360 Newbury Street closed January 5 after nearly a decade in business. A Massachusetts WARN notice said the closure affected 117 workers, with most of those employees offered positions at nearby T.J. Maxx stores.
Another notable closure came at Ellsworth Place in Silver Spring, where the T.J. Maxx location at 8661 Colesville Road ended its roughly 10-year run. About 60 employees were affected there, bringing the combined number of workers impacted by the two recognizable store closures to approximately 177.
The Closures Include Locations With Long Histories
The Newbury Street store was particularly notable because of its location in one of Boston’s well-known shopping areas. The three-story store had operated there for almost 10 years before closing, making it a familiar destination for shoppers looking for discounted clothing, accessories, beauty products and home merchandise.
The Silver Spring store also had a decade-long presence at Ellsworth Place. For employees and regular customers, the closure represented the disappearance of a familiar retail destination, although workers at the affected stores did not necessarily lose their jobs permanently because some were offered opportunities at other nearby locations.
The current list of 2026 closures also includes a T.J. Maxx at 4075 S. Gilbert Road in Gilbert, Arizona, along with another Maryland location at 1262 Vocke Road in Cumberland. These closures show that the company’s store portfolio continues to change even as its overall footprint remains large.
A Few Closures Do Not Mean T.J. Maxx Is in Trouble
T.J. Maxx remains a major part of TJX Companies, which operated about 1,300 T.J. Maxx stores at the time of the latest reporting. TJX’s broader portfolio includes Marshalls, HomeGoods, HomeSense and Sierra, giving the company thousands of locations across its various brands.
In fact, TJX has continued to report growth while individual stores close. The company reported 4% comparable-store sales growth in its latest quarter, and it has raised its long-term store potential to 7,500 locations across its brands. That makes the T.J. Maxx closures look more like a reshuffling of the company’s retail footprint than a broad retreat from physical stores.
Retail analysts say this type of strategy can involve closing older or expensive locations while opening stores in markets where the company sees stronger opportunities. T.J. Maxx has also benefited from consumers looking for lower prices, while its constantly changing merchandise gives shoppers a reason to visit stores in search of new deals.
The Store Closures Are Part of a Bigger Retail Shift
The T.J. Maxx closures highlight a broader change taking place across American retail. Companies are increasingly evaluating individual stores based on location, rent, customer traffic and long-term potential rather than assuming that a recognizable store should remain open simply because it has operated for years.
For T.J. Maxx, that approach can mean saying goodbye to stores in prominent or expensive markets while continuing to expand elsewhere. The company has described store closures as part of its ongoing review of its real-estate strategy, rather than evidence that the brand itself is struggling.
For the workers and shoppers connected to the affected locations, however, the changes are significant. More than 170 employees were affected by the Boston and Silver Spring closures alone, while longtime customers lost two familiar stores. At the same time, T.J. Maxx’s continued expansion suggests that the brand is not disappearing, but instead reshaping where and how it serves shoppers across the country.
